What this site is, what it is not, and where you stand. The short version: it is information, not advice, and reading it does not make us your agent.

Who we are, and accepting these terms
This site is operated by your salesperson, CEA registration , under the estate agent licence of Huttons Asia Pte Ltd (). The website and its tools are provided on our behalf by POV Realty.
By using this site you accept these Terms. If you do not accept them, stop using the site. We may update them; the date above tells you when we last did.

This is information, not advice
Everything here — the project pages, the transaction records, the yields, the calculators, the weekly write-ups — is general information about the Singapore property market. It is not financial advice, legal advice, tax advice, or a valuation, and it is not a recommendation to buy, sell or lease any particular property.
The calculators apply the current IRAS and MAS rules as we understand them to the numbers you type in. They do not know your full financial position, and a bank's actual assessment can differ. Treat the output as a starting point for a conversation, not as an approval.
Before committing to anything, verify the figures against the primary source — URA, HDB, MAS, IRAS, CPF — and take advice from a licensed financial adviser or lawyer where the decision warrants it.

Using this site does not make us your agent
Visiting this site, downloading a brochure, requesting a shortlist, following us on social media, or having an initial consultation does not create a buyer's, seller's, tenant's or landlord's agency relationship between you and us or the agency.
An agency relationship exists only once a CEA-prescribed Estate Agency Agreement — Form 5 (Sale), Form 6 (Purchase), Form 7 (Lease-Out) or Form 8 (Lease) — has been signed by both parties. Until then, anything we say is given in good faith, for information, with no obligation on either side.
Our conduct is governed by the Estate Agents Act 2010, the CEA Code of Ethics and Professional Client Care, and the agency's compliance policies. Where these Terms conflict with a regulatory obligation, the regulatory obligation prevails.

Data accuracy
Transaction prices, rents, yields, unit counts and district figures are derived from public and licensed sources, chiefly URA and HDB. Records are filed with a lag, revised, and sometimes withdrawn. We take reasonable care to present them accurately and to say plainly when a figure is thin or an estimate — but we do not warrant that any particular number is free from error, lag or omission.
Where a page shows a computed read or a for-and-against case, that is our interpretation of the data, offered openly including the arguments against. It is a view, not a fact, and reasonable people can disagree with it.
Past performance is not a guarantee of future results. Property involves risk, including the risk of loss.

Intellectual property
The platform — the page designs, the project database, the calculators, the distress and yield engines, and the analytical models behind them — belongs to POV Realty and is licensed to us for use on this site.
Our own name, brand and photographs belong to us. Property photographs and project marketing material remain the property of their developers or licensors.
You may read, print and share pages for your own personal, non-commercial use, and quote short extracts with attribution and a link. You may not scrape, bulk-download, republish or resell the data; present it as your own; or use it to build a competing product. Automated access that degrades the service for others is not permitted.

Third-party services
This site loads typefaces from Google Fonts, property datasets from pov.sg, map tiles from OpenStreetMap on project pages, and the Calendly booking widget when you click to book. Enquiries are transmitted through POV Realty's systems, and the site is hosted by Vercel. Links out to WhatsApp and social platforms are governed by those platforms' own terms.
Your use of any third-party service is governed by that provider's terms and privacy policy. We are not responsible for their content, availability, security, or changes to their policies. Which of them your browser actually contacts is set out in the privacy policy.

Disclaimers and limitation of liability
This site is provided "as is" and "as available". We do not warrant that it will be uninterrupted, error-free, or that every figure is current.
To the maximum extent permitted by Singapore law, we and the agency are not liable for any indirect, incidental, special, consequential or punitive loss arising from your use of this site — including loss of profits, loss of opportunity, or losses on a property decision — even if we were advised such loss was possible.
Where liability cannot lawfully be excluded, our aggregate liability for any claim arising from your use of this website will not exceed SGD 100, or the fees you paid us directly in the twelve months before the claim, whichever is higher.

Governing law and disputes
These Terms are governed by the laws of the Republic of Singapore. Disputes are subject to the exclusive jurisdiction of the Singapore courts.
Nothing here prevents you from taking a complaint about a licensed salesperson directly to the Council for Estate Agencies at cea.gov.sg, or a data-protection complaint to the PDPC. Those channels exist for your protection and we will not ask you to waive them.
